Drainage that wasn't in the takeoff
01Situation
Framing takeoff did not account for drainage of a prefabricated balcony. Technical info existed — balcony has drainage — but didn't reach the person doing takeoff.
02Where Margin Escaped
Collision and rework at a stage when scope is already priced and partially executed. Rework cost wasn't in any item — so it eats up the margin of neighboring items.
03Root Cause
Incomplete input at planning stage. Not lack of knowledge — lack of knowledge flow to the right moment: the takeoff.
